Beginning with the planning phase and through completion of construction, TPSi provided oversight and monitoring services for the owner of this 11-story building at the edge of the emerging NOMA market. 
The project was the design and construction of a new Class A office building. TPSi provided construction oversight of all base building work, as well as major tenant installations.
The Waterview project included two 300 foot towers with over 600,000 SF of office space in the first tower and 19 floors of luxury condominiums above a 154-key boutique hotel in the second tower, over a podium that includes over 900 parking spaces. TPSi was involved in the oversight of this project from early planning through completion of construction.
This project included redevelopment of a five-level 1960s building in the South Beach historic district for modern commercial use, including base building system upgrades, exterior restoration and tenant fit-out, as well as the due diligence, tenant fit-out and base building upgrades to the larger Morris Lapidus-designed building.

This project included full rehabilitation of this building, which is listed on the Historic Register, from design phase through construction, including build out for office and restaurant tenants.
As the largest and most complicated project ever built on the Miracle Mile, this 15-story, mixed use development included 184 luxury residential units over 30,000 SF of loft-style office, structured parking for over 600 cars, and 40,000 SF retail and restaurant space.
Located in the Meat Packing District of NYC, this project included the complete exterior and interior renovation and rehabilitation of a five-story warehouse building in preparation for high-end retail and office/ showroom use, including restoration of historic elements.
The project consisted of a full base building construction in a multi-use office park in the City of Redmond. TPSi provided monthly monitoring and oversight throughout all phases of the project.

Residential units and 679 bedrooms, 2-story high-end Clubhouse area totaling 13,206 gross square feet that includes marketing and leasing offices. The site consists of approximately 13.1 acres inclusive of 627 parking spaces, a swimming pool plaza, site amenities designed for use as student housing and modifications to a City owned storm retention pond.
A 297,221 square foot, 11-story student housing building in close proximity to Arizona State University. The project includes 132 dwelling units with 458 beds.
A 24-story apartment building with 110 residential units (416 bedrooms). The building structure consists of two 17-story residential towers over a seven-story podium composed of six levels of 228 above grade parking spaces and a ground floor that includes office, lobby and mechanical space. 
An 18-story, 259-unit apartment tower, including 87 parking spaces in the grade-level parking deck and 117 spaces located in a below-grade garage.

TPSi was engaged to provide pre-development services for a new mixed use project designed by I.M. Pei that included a luxury boutique hotel. Services included monitoring of design and construction of this complex project, a 600,000 square foot office tower and a 12-story hotel topped with 18 levels of luxury condominiums, with adjoining five-level parking structure and public plaza. The hotel features a destination restaurant; a wine and cheese shop and includes a fitness center and other amenities offered to the residents of the condos above the hotel.
TPSi was engaged by the Ownership to generate Development plan for a two-tower, 638 room hotel and casino closed since 2008. Responsibilities included initial planning, design intent, budgeting, permitting for all aspects of the Owner requirement include Hotel soft costs and all categories of hard cost.
TPSi performed initial review of Development feasibility of 102 hotel condominium including environmental site rehabilitation, construction of 15 multi-unit buildings and amenities. Worked with Owner/Developer to finalize and value engineer design, oversight of GC cost estimate and GMP, execution of construction and full FF&E placement.
TPSi was engaged to perform a physical review of The Driskill Hotel, a 189-room historic structure composed of two building constructed in 1886 and 1930 and subjected to numerous renovations over a 124 year period. The intent of the review was to define the current condition of the building systems and structures and to provide a ten-year Cost Expenditure Forecast.

TPSi was engaged to provide a pre-investment property condition assessment of a seasonally active resort hotel. The property is an 8 building, 265 guestroom full service waterfront resort constructed over many decades beginning in the 1920’s. Services included design and construction monitoring throughout the redevelopment for program and budget compliance. Final improvements are scheduled for completion by May 2012.
TPSi, on behalf of the Equity partner was engaged to perform a pre-development property condition assessment of a six-story 1960s hotel, for conversion to a 240 room boutique hotel. Services included design and construction monitoring, including hard cost budget and close-out, for the redevelopment of the project including new historic windows and storefront, structural and façade repairs, addition of loft-style rooms, meeting room accessibility requirements, amenity spaces and a new destination restaurant.
TPSi was engaged by a prospective purchaser to provide a property condition assessment of an existing 15 story, 152-unit hotel for conversion to a for sale residential facility.
TPSi was engaged to review a near completed, but recently opened 43 story, 400 guest room hotel project to determine cost to complete and close out of the design and construction phase, review of unresolved insurance claims and warranty issues. Effort included determination of incomplete work of multiple prime contractors, scheduling during occupation of lower floors and quality assessment of completed work.
