Advantages of Independent Project Management Representation

Our customized approach to project management puts our clients’ satisfaction at the forefront by tying together these elements to produce a successful and worry-free process that is on time and within budget. Representing the interests of our clients is our primary goal whether the project is a building acquisition, tenant relocation, or tenant space renovation.
Retaining independent project management representation throughout the transaction process will ensure three important components:

  • Cost effectiveness
  • Schedule and efficiency
  • High-quality end product

While cost implications are a major consideration in any commercial real estate transaction, a smooth process and quality end product should not be sacrificed. The savings generated for our clients by our services typically offset our fees, while the value added to the project by our comprehensive services is immeasurable.
The project team assembled for the acquisition and build-out of a tenant space is comprised of professionals, each with a particular area of expertise. Beginning with the selection of a prospective property, various team members address legal, finance, design, and construction issues. Without infringing on any particular professional’s responsibilities, a Project Manager becomes the cohesive link between all members of the project team, orchestrating and integrating each team member’s specific role.
Possessing an extensive knowledge and comprehension of each team member’s task, TPSi maximizes the talent and abilities of the professionals and facilitates their professional services. The participation of a Project Manager allows the team of professionals to concentrate on their specific tasks, enabling their optimum performance. TPSi’s expertise and understanding of each of the project team member’s disciplines allows the project manager to provide the client with the following services:

  • Negotiating the most favorable situation and tenant allowances
  • Maintaining a watchful eyeover the schedule and budget
  • Providing hands-on knowledge to the design team to enable the creation of viable construction documents
  • Overseeing the preparation of precise and complete bid documents
  • Ensuring that the required permits are filed and issued
  • Monitoring the general contractor and subcontractors’ execution of contract documents
  • Coordinating move-in requirements with the tenant and property manager

Independent representation for planning, design, construction, and relocation will provide economic safeguarding, quality control, schedule adherence, and, ultimately, a client who is pleased with his new or renovated office environment. Working in conjunction with all project team members, TPSi offers top-of-the-line project management services, providing the oversight and quality assurance necessary to yield a successful project.
